FAQ — iBuyMidwest Cash Home Buyers

Question 1

How does the process work?

Accepted Answer

It's three steps. First, submit your property address and email — takes about 60 seconds. Second, we review the property and send you a no-obligation cash offer within 24 hours. Third, if you accept, you pick the closing date. We handle all the paperwork. You show up and get paid.

Question 2

How long does it take to close?

Accepted Answer

We can close in as little as 7 days. If you need more time — 30, 60, or 90 days — that works too. You set the date that fits your situation. We work around your schedule, not ours.

Question 3

Do I need to be present at closing?

Accepted Answer

Not always. In many cases we can arrange a remote closing where you sign documents electronically or through a mobile notary. We'll walk you through the options once you accept an offer.

Question 4

What happens after I submit my address?

Accepted Answer

We'll review your property — typically using public records and comparable sales in your area. Within 24 hours, someone from our team will reach out with a cash offer. There's no obligation to accept, and no cost to you for the offer.

Question 5

How do you determine your offer price?

Accepted Answer

We look at recent comparable sales in your neighborhood, the condition of the property, and current market conditions in your area. We aim to make a fair offer that reflects the real value of your home — not a lowball number designed to waste your time.

Question 6

Is the offer really no-obligation?

Accepted Answer

Yes. You can take the offer, decline it, or ask questions — there's no pressure and no deadline. We'd rather you feel good about the deal than rush into something that doesn't work for you.

Question 7

Are there any fees or commissions?

Accepted Answer

None. We're not agents — we're buyers. There are no commissions, no closing costs charged to you, and no hidden fees. The offer we make is the amount you walk away with.

Question 8

Can I get a higher offer if I wait?

Accepted Answer

Maybe — the traditional market can sometimes yield a higher sale price, but it also comes with agent commissions (typically 5–6%), repair costs, months of showings, and uncertainty. Our offer trades some of that upside for speed, certainty, and zero hassle. It's a tradeoff worth considering.

Question 9

Do I need to make repairs before selling?

Accepted Answer

No. We buy homes as-is — that means any condition, any age, any situation. Roof issues, foundation problems, outdated kitchens, fire damage, hoarder situations — we've seen it all and we'll still make an offer. You don't need to clean, fix, or stage anything.

Question 10

What types of properties do you buy?

Accepted Answer

Single-family homes, multi-family properties, condos, townhomes, vacant land, and even some commercial properties. If you're not sure whether your property qualifies, just submit it — the worst we can say is it's not a fit.

Question 11

Do you buy properties with tenants?

Accepted Answer

Yes. We're experienced with tenant-occupied properties and understand the legal requirements around tenant rights in each state we operate in. We'll factor the tenancy into our offer and handle the transition.

Question 12

What if my home is in foreclosure or I'm behind on payments?

Accepted Answer

We can often help. If you're facing foreclosure, a quick cash sale may allow you to pay off what you owe and avoid a foreclosure on your record. Time matters in these situations — reach out as soon as possible so we have room to work.

Question 13

Are you a real company or a lead generator?

Accepted Answer

We're a real company. When you submit your address, you're talking directly to the people who will buy your home — not a call center that sells your information to investors. iBuyMidwest has been family-owned and operating since 2020.

Question 14

What states do you buy in?

Accepted Answer

We actively buy homes in Wisconsin and Michigan's Upper Peninsula — from major metro areas like Milwaukee and Madison to smaller cities and rural properties. If you're unsure whether your area qualifies, just submit — we'll let you know.

Question 15

What if I change my mind after accepting an offer?

Accepted Answer

We understand that selling a home is a big decision. If your situation changes, talk to us — we're reasonable people. The specifics depend on where you are in the process, but we'll always try to find a solution that works.
